Dave Dillard, aka North Side Investments, LLC, is looking to develop a 90 acre parcel near the Johansen Expressway and Steese Highway intersection.
Dubed the Northside Business Park, Dillard plans to develop the parcel into 46 lots for small businesses, restaurants, medical practices and potentially other smaller scale retail stores.
According to Dillard one propety is under contract, although he's keeping the prospective buyer a secret. For anyone interested, prices are starting at $18 to $20 a square foot with an average lot costing just over $1,000,000.

It looks as though Fairbanks voters had a change of heart. Results from the special election are in and voters have overturned their decision last fall to virtually eliminate property taxes in the city of Fairbanks. Worried, no doubt, about not being able to afford basic public services, city voters passed the reinstatement 57 percent to 43%.
The decision to reinstate the property taxes closes the 10 million dollar shortfall the city was facing by allowing them to continue collecting taxes at the previous rates through 2009 unless another revenue generating plan is approved before then.
Let's hope the brain trust can come up with a fair and equitable solution to funding the city aside from taking the bulk of revenue from the property owners. After all, fair is fair.

A request for a 3 5/8th inch setback variance to the five foot side yard setback requirement requested by Tikigaq Engineering for an existing property in Stillmeyer Estates in North Pole was denied. (South of Minuteman Loop)
Keith and Kathy Petersens request to rezone 16,200 square feet from Rural Estate-2 to Multiple Family Residential with Special Limitations on Lots 19 & 20 Block 16 of Smith Ranch was approved. (Southwest corner of Hardland Avenue and Broadmoor Street)
The FNSB Land Management office received approval to rezone 577.9 acres from General Use 1 to Outdoor Recreation (368.3 acres) and Rural Agricultural-10 (209.6 acres) on Lots 3, 5B2 and 6A Rolling Hills Subdivision to be known as Lot 2 Rolling Hills Subdivision and Tract A and B and Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, and 11 Evan's Hideaway Subdivision. (West of Elliott Highway and north of Himilaya Road)
Andyand Lois Brice were granted approval to rezone approximately 12.2 acres from General Use 1 to Rural Estate-2 on Lot 02 Brice Subdivision (East of Trianon Drive north of Steele Creek Road)
Requests by Domenic Monzingo to rezone TL 3018 and TL 3021 T1N R1E Section 30 FM and Christ Tabernacle Ministries to rezone a portion of Lot 05 D & L Subdivision were postponed.
The construction season is underway...
McDonalds has applied for a building permit for a new restaurant north of the Johansen Expressway near the big box stores. Looks like Carls Jr. is going to have a little competition... maybe it will speed them up a little.
Safeway has earmarked funds for construction of a new store and gas station at their University Center location; a long overdue project.
Also, the work being done at the corner of Third Avenue and Lacey Street is the beginning of Mt. McKinley's new 45,000 square foot, 12 million dollar office building. According to those in the know, the new building should be open and read for business by the fall of '08. The groundbreaking ceremony will be Thursday, April 12, 2007 at 9:30.

The Fairbanks North Star Borough Platting Board postponed action Wednesday on a proposal to subdivide 160 acres on the north side of Yankovich Road into 86 smaller home sites.
Neighbors told the board Wednesday the project would result in lots that are too small for the area and would flood local roads with cars.
A surveyor for the property owners, James and Elrita Magoffin, asked the board to postpone the proposed subdivision so he could continue work on the project’s design. The board postponed action, leaving it to its chairman to bring the proposal back to the table for further consideration.

Scott Johnson's appeal of the Commissions Feb. 28th approval of a modification request by Darrell Kniffen to subdivide First Chance Association from 108.7 acres into 27 lots ranging in size from 1.0 acre to 2.1 acres with approximatley 60 acres to be developed at a later date was denied.
Robert & Karen Fox and Skip Johnston lost in their request to rezone Lots 1, 3, 4, 5, 6 and 7, Block 20 Fairbanks Townsite from Two Family Residential to Multiple Family Residential/Professional Office.
The FNSB Parks and Recreation Department received approval for a finding of consistency with the Comprehensive Plan for the development of the Tanana Lakes Recreation Area Master Plan located within Sections 26, 27, 28 and 34 T1S R1W Fairbanks Meridian.
Alaska DOT and Public Facilities application to repave the main runway at FAI and replace existing lighting was approved.
